Housing

University housing

Where institutions publish information about the accommodation they run themselves. U4S records where that page is and when it was retrieved — not what is available, guaranteed or charged.

University housing is not the private rental market

This is about housing the institution itself runs. It says nothing about private rentals near the campus, which are a different market with different contracts, different prices and different consequences if something goes wrong.

Three things make housing a dangerous area to publish, and U4S handles each by refusing to state what it has not read.

The first is the guarantee. “First-year students are guaranteed a room” is a commitment institutions make in writing, and students plan an entire move around it — when to arrive, whether to sign a private tenancy, how much to have saved. It cannot be inferred from an institution having halls, and U4S states one only where an institution has stated it, in the institution’s own words.

The second is the confusion between housing an institution manages and private lets near its campus. Those are different products with different contracts, different prices and different consequences when something goes wrong. During discovery, links an institution itself labels as private-market housing are rejected rather than scored low, because filing one as the institution’s accommodation page would put a letting market’s terms behind a claim about a university.

The third is absence. Nothing in this layer renders as “No”. An institution U4S has not reviewed is one U4S has not reviewed — not one without housing. Where a line reads “not reviewed”, U4S has not retrieved an official page stating it. That is a gap in U4S — it is never a statement that an institution has no housing, offers no guarantee, or has nothing available.

The last four are deliberately low. Locating an accommodation page establishes that it exists and where it is; it does not establish what is on it. Reading a guarantee, a room type, an application window or a rent off a page is work a person does, and until somebody has, the honest record says so.

Why so few prices are shown

U4S holds a price figure for 11 institutions and publishes 3 of them as current accommodation rent. The rest are held back for a person to read again, for reasons that are recorded rather than hidden.

The institution’s own wording describes living expenses, not accommodation. It is in the wrong field.
1
The wording describes money paid TO the student. Counting it as a cost gets the sign wrong.
1
The academic year cannot be placed in a cycle, or is too old to describe what anybody pays now.
4
The wording does not say whether the figure is rent, a deposit or an estimate.
2
The accommodation page could not be retrieved, so nothing about it can be established.

Two of those are figures in the wrong place rather than figures that are out of date: a housing allowance paid to students, and an estimate of food and transport costs. Both are real numbers about something other than rent, and neither is corrected here — correcting one means reading the institution’s page again.

U4S lets no accommodation, holds no listings, takes no application and is nobody’s agent. Availability and terms change constantly and only the provider’s own contract is binding.

U4S publishes no crime statistic, safety score or neighbourhood ranking. Incomplete public data reduced to a number about where somebody lives is worse than no number, and the people it describes never agreed to it.
